4022 Tucson dr. does it make sense?

Hers the thing.. Im 21 and barely getting an understanding of real estate. The house appraised for 220k on PRAD what we use for yearly taxes. Selling price is 175k, our offer is 165k, seller pays closing costs. I am approved for 165k with FHA loan of 3.5% down. House has an apartment in the back and the neighborhood is one of the best in town, renting is no problem. House has almost 30% in equity. All there is left is for me to pull the trigger... Big learning process, thanks for the help guys!
