Loan options for Purchasing a Duplex

Afternoon

Have a question about securing the lowest down payment loan for a duplex of which I'm interested. The asking price is $160k, so 20% would leave a down payment greater than $30k which I have but would rather keep for other properties. The duplex is renting for 750 each, which would cover the mortgage/ins/taxes with a few hundred left over but could easily rent for $1000 with no upgrades. (3 bdr)

My credit union rep instructed that they don't finance investment properties. Under the impression that you have to live in a home for 1 year to satisfy an fha loan. What would be other options that would not drain me for 20% down?

Currently financing my current home which is homestead.

Credit score >800

Appreciate any help.
