Found Out Someone Else Owns My Property
Hi. I was wondering if anyone could maybe offer some insight on my situation. I bought a property about 6 months ago and it was a one acre lot with an old mobile home on it. After looking at the deed the other day I found something on there that I did not see at closing. It listed the boundaries of my lot but it said there was an exception and that it was in the deed book. I went to the county and they informed me that someone else owns half of my property. Nothing was said to me by the realtor or the title company and I did pay for a title search. I know that it is my fault for missing this clause in the deed before signing so I accept that responsibility but my question is does the title company or realtor have any liability in this matter? I have an appointment with an attorney next week but I was hoping that someone here had some knowledge about this type of thing.
