Is it shady that seller, escrow, & home warranty are same owner?

I'm in escrow to purchase a converted SFR (duplex). The seller is an LLC and the listing agent works for that company. The parent company also owns the escrow and the home warranty companies. No receipts for any renovations are provided. Without going into specific detail, the Yelp Reviews are pretty bad and buyers who have dealt with this LLC, all say to "run!" Is this enough to back out? What issues down the road could I be facing if the escrow company is not independent. How/should I still go through with the purchase? Do I try to force a change to a new escrow company?
