Taking Title To SFRs in your Entity's Name With Personal Guarantee - 2011

Has anyone been successful taking taking in their entity's name with a personal guarantee lately? If so, who was your lender and what were the EXACT STEPS you took to do it? I am mainly interested in whether or not people have been successful with this lately, but if you were able to do it in the past please share as well.

This is how I do it with all my loans through a local bank. Title is in the name of one of my LLCs, and my wife and I guarantee the loans personally.

Terms are generally between 1-5 years, with the one-year loans being interest only at 6.75% and the 3-5 year loans being fixed between 7-8%.
