No one accomplishes anything alone!

YOU NEED A TEAM!!!

The Mentor, The Realtor, The Accountant, Contractor, The Property Manager, and Investor!

Who are you missing on the team? Did I forget to add someone? How did you build your team!

@Loren Howard It is not quite that simple. You will probably wind up working with multiple contractors. In addition to the accountant you might want a bookkeeper. You didn't mentioned attorney, I use several depending on specifically what I need them to do. I would use a different attorney for landlord tenant work than I would for settlements for example.

A whole category left out is lenders. You need contacts at traditional lenders like banks but also good to have hard money lenders or private lenders. I am sure there are others I've left of too.

So how do you find them? One person at a time. Get references. My lead paint inspector is a valuable resource for leads for all kinds of services. A good agent can do that too. Networking with other investors is often a great way to find people.  Title companies that work with a lot of investors can often be a referral source especially for hard money lenders.

One thing i like to do is stop every time I see a property being rehabbed. I will either meet a contractor or another investor both of which can be valuable contacts.
