Helping a seller retire in Guayana

My seller has a nice portfolio he needs to sell ASAP because he is yearning to move back to him home country and retire. However, he has been less reachable in the past week and I have not been able to purchase such portfolio. Any advice on how to add value to to him by giving him advice on best retirement- over - seas practices? I read many articles online and financial advisor posts, but I was wondering if anybody had a first hand experience on this topic and could chime in. Thank you!

Well he can't 1031 exchange if he is selling everything and not reinvesting so he will likely face a pretty large tax burden if he sells all at once.  If owner financing he could spread his gains out over time so that they aren't taxed at as high of a rate.  You could point out the benefits of an owner financing arrangement from a tax perspective and see if he is at all interested in a steady income without having to deal with the tenants.
