Running Comps- Apples to Apples?

Hi everyone, 

Question:  How would I get accurate comps for a property that was an office space? The seller turned a house into a doctor's office and now needs to get rid of it. How can I present this to buyers accurately? I am having trouble finding comps that would be comparing "apples to apples." I want to present this as an opportunity for cash buyers to turn this into a residential property again since its in such a good area.
