Hey is this a good deal? I think the number works in terms of cash flow and return on investment. The house is currently rented for $1200 but our property manager said the market will support a rent increase to $1260.  It needs a new roof most likely. Is in an up and coming neighborhood which has a bit of flip activity. Looks like the high crime apartment nearby has been bought and they have a million dollar renovation plan. We are thinking it is a C class neighborhood that may turn to a C+/B- in the future. Anyone have insight on this neighborhood? We are getting an inspection next week.
