Helping a Family member from another country with Purchase

Hi all,

I have an aunt that wants to purchase a rental property in the Atlanta area. she is not from the US but she would be a cash buyer. Since I have experience purchasing properties in this area she has reached out to me for help, but I wanted to know what should she be aware of when making a purchase?

Is there any advice I should be thinking of giving her?
