Personally Financing Commercial Property For Buyer

I would like to sell my commercial property to the business next to me and finance for him but do not know if I should or not. Does anyone know where I could get a loan calculator and do I need to hire an attorney to draw up the paperwork or can I print out calculation and we get it notarized?
