Need someone to judge my picks

Im currently a college student and want to get into multi family apartments soon. As of right now Im trying to learn and one way is Im trying to see if I can spot good deals. What I do is go on loopnet and pretend like Im buying a building, looking to see if its a good deal or not. I was hoping someone here could help tell me if I am correct that its a good buy or why I am wrong and its really a bad choice. I believe this will help me learn and make me a better investor. If anyone could help me out that would be awesome.
