Investors: Using my own money Vs the bank money

My husband and I are new in the Real Estate Business.  We are not too crazy about rental at this time, but more about flip and re-sale properties. We already have two that  we are upgrading and our deadline is 45 days. We use our own money this time. 

We are in the state of FL and we have a lot of questions. I hope some of you can assist us with them. 1) What is better when buying homes? Using your own money or using the bank money? 2) Where can you find if a title company is legit or not?
