Hello, everyone i came across a package deal with 3 duplexes and a 1 single family in DFW area with current cap rate around 8.5%. Seller been trying to sell these properties going on a year now. Plenty of potential its located in downtown working class area with lots of business currently around it and  up and coming. Package deal for all 7 doors seller wants $675k, however with all the exterior rehab plus interior updates i'm trying to figure out a fair offer for these properties or even how to structure this purchase. Any helpful input on this conversation i'll appreciate. Thanks
