House investing/ swapping with relatives help

Hello,

THIS IS NOT A REQUEST FOR A LOAN but for advice on how this could be achieved. 

My name is Shawn. Sorry ahead of time for the long story. I’m a full time college student. My wife works but doesn’t make a lot. We want to start getting into real estate. I’ll be done with school in about a year. With a job that pays from 70-100k a year. My mother owns a house in Kansas it’s worth 140-150k she has a heloc for 65k on it the rest is paid for. She is willing to sell it to me for 65-75k so I can use that house for Helocs for me to start investing. I’d also be helping her with her upcoming retirement. The tricky part is I live in Texas. We aren’t looking to by a mobile home for 75k and save half our money every month from rent which is $1200. We can qualify for the trailer loan but did qualify normal home loan fha. I really want find out if anyone can help me get the loans or give be some advice.

Trailer house Texas with own land 75k

22k In 401k’s
