City recommendations needed

I am a newbie. And want to start small and cautiously. Looking for small multi-units (6-12 units) around the So-cal area before venturing out into bigger ones. Thinking about Bakersfield, Riverside, Hemet, Lancaster, Sacramento, Fresno. Please give your suggestions and inputs. And suggest any areas you think i can look into. This will be for Buy and Hold and looking for cash- flow. Thanks
