I need a Non-Representation contract! Quick help please!

I'm a Realtor in Tx. Is there a disclosure contract/form out there that I can use when purchasing a property as an investor? I know I must provide full disclosure to the seller. Should I note this in the purchase contract or have them sign a separate addenda noting that they are fully aware that I'm an agent, but in no way are representing them, acting as an agent, or misusing my license?

Please advise!
