As a real estate agent what kind of differences do you see in handling the needs of those looking for a home as opposed to those looking to buy an investment?

Do you perceive any difference in RE knowledge?
Do you perceive that there might be a buying strategy difference?
What kind of differences if any do you see?

As investors, what kind of differences do you feel exist?

From an agent/broker's point of view, both can be very easy and both can be a pain in the tail end! It depends on the person. Firts time homebuyers need to have their hand held, they ask mom and dad, you asks a friend to come look and inspect, then you end up selling to a committee (just a quick example). Beginning investors lack knowledge, so there is a teaching phase with them as well. The real pains are those who have little or no money and marginal credit, but I have gotten many strated that way.

Working with someone who has a definite set of goals, knows what they want but is willing to compromise with reality and have funds is the best buyer, homeowner or investors. The more experience and knowledge they have, the easier it is!
