Buying a private salel through a HML?

Hey there. Newbie here. I found a property I’m interested in purchasing. The owner is selling it privately without an agency. I had planned on purchasing through a HML. Since this is my first buy, how does it work? Can I hire an agent? Are there any cons from buying through a private owner? Any tips welcome. Thanks!
