Using IRA to buy properties? Prviate Lender question

Hello, I have a friend of the family who has about 200k in a IRA. We spoke the other day and they want to invest in Real Estate since they have seen my success but they are also worried about taking the money out since they heard they will be taxed heavily. I'm going to meet them in the next few days and would like to be prepared. Could anyone tell me how I can present to them in a way that investing with their IRA could be a great advantage overall and tax wise? What kind of partnership would work out best? Flipping or renting? Thank you very much.

Greg,
They can set up a self directed IRA. Do a search for SDIRA and read the threads and articles here on BP.
That will be a good start.
They can move to a SDIRA without the penalties and invest in real estate.
