Wholsalers: What type of Assignment Purchase Contract do you use?

Hello Experienced Wholesalers,

What type of assignment purchase contract do you use in the state of California?

I am curious about the wholesaling process and just want to become a little more familiarized with the process. As a real estate agent I am always checking the MLS for clients and sometimes find the diamond in the rough. I would like to capitalize on these.

Any feedback, advice, and assignment contracts you guys use would be appreciated.

Thanks in advance!
