I THINK I may have my FIRST deal....help me pull the trigger!!

Here’s what I have. Lady has stopped making payments on her home in Dec. after 5 years of on time payments. Health issues, can no longer afford the home. Has left the home and lives with relative now. Last week a sheriff showed up to the house according to neighbors but left no notice. House is worth $122k, needs about $3500 worth of sewage work. Other than that minor cosmetic things need done... Payments are currently $800 a month...she has about 50k in equity in the house. Should I do a land contract with her for the amount she owes left on mortgage? Also with her being 6 months behind if I do put this under contract do I have to bring it current immediately? How can I buy time with lender? What’s the best strategy for this? Thanks guys I’ve been on the sideline watching and this literally fell in my lap...Thanks for all the help in advance!
