Land with mineral rights in TX

I'm brand new at real estate, I've not done even my first deal. I'm working on getting and working on my first deal and I'm hoping for advise on a property I've come across. This is a 2 acre land deal and is off the market. Minerals will convey. Property receives a monthly royalty check for gas and oil rights. There is a single wide trailer on the property which is not is great condition but I'm not concerned about that. 

I'm interested in wholesaling it and would like to know the best process for doing so.
