25 Acre Property Opportunity

My colleague and I started wholesaling not so long ago, and we are loving it. We recently came across a property that is sitting on 25 acres and is next to a lake. The surrounding areas don’t have anything for us to be able to do comps on it. We have the potential in having it under contract but we wanna know if it’s worth it.
