Parents real estate

My parents just retired and are now looking to sell their RE investments. I’d rather keep them in the family as long as the numbers look good. They have two years left on the consolidation loan. Included are six single family units including the one they built to live in. There is a fourplex and two warehouses and a transmission shop. What would be a good way to approach them to manage these from a distance and have a conversation about me taking them over?
