Sheriff Sale-Tips and Advice?

I know these vary from state to state, BUT I recently purchased a tax lien on a deed, I’ve been brushing up on GA’s code about taxation and revenue but advice is always welcomed. This is my first time investing in real estate  through this form, so any and all tips are encouraged!
