Found Deal Multi-unit Seller says Yes, Need Attorney + Contract

Im in Tacoma, WA. I have found a commercial multi unit Property that is being build, found out who the archetect company was and then the builder and then the owner, The owner wants to sell, I ran the numbers and on a high price it meets 1.45% rule. I need an expert in evaluating commercial deals, an Attorney or someone to help me draw up the contract, and hoping to get it locked in through sellers finance, which the seller sounds open to. Where / who should I go to? Please feel free to give me name, numbers, and any helpful suggestions to get this done. Thanks
