Owner finance and wholesale flip

Hello I have a proprety, In Indina, that Is about $120K,I am in the process of seeing if I can get a loan. But even better the owner is willing to rent it to me until sale. I figure I can get the prperty sold for more with minimal investment. 

My question is ow hcan I do a double closing with no or little money down. The owner is aware I am flipping the property. 1. I would neee a contract for the lease from the owner. 2. How to process the transaction through a title company so that I essentially take home the difference.
