Occupied, sight unseen, no finacials.

Hello BP, Will you purchase a 4-unit occupied property through auction sight unseen? The property is sold as-is and no financials will be provided? Occupants can’t be disturbed and no inspections are allowed. The auction house states: buyer responsible to get the occupant out after closing. Is this a recipe for disaster? Or have some of you purchased sight unseen, occupied properties before? Thanks
