Vacation rental for free?

Hey guys, I am contemplating buying a second home to use for my family as well as a vacation rental property. Ideally the property would be a multi unit located in Ventnor, NJ. The only way I would be willing to do this is if the rental income would cover all expenses on the property based on a 20% down payment and a 15 or 30 year mortgage. I would love your thoughts. Thanks!
