Wholesales in Macon/Warner Robins GA

Thanks in advance. I have located two house one in Macon Ga the other in Warner Robins Ga. My question is do I need the money for the closing? I don't think I will be able to do them both at once, my money is tight. They're asking 40000 each for both houses. The seller in Macon mom is sick and says she will take 32000 for the home, but need to talk to her husband. Well any information you can give me in great and will help my nerves.
