Oregon coast investment rental
Hey all. I have money set aside to buy a second home and I've searched out investing long distance but am now considering investing on the Oregon Coast. We live in the Beaverton/Portland area so it would be much closer than any of the midwest or SE markets. Ideally, we would want a home with a great ocean view or ocean access. Does anyone have any advice/success stories working with any specific PM or rental company? I'm fine paying 30% if it means I can be totally hands off.
I know that Lincoln City is pretty strict about their nightly rentals that they allow but I haven't heard about any of the other coastal towns. I don't want to buy a home and then just have it sit empty other than a few weeks a year that we could get out there. I would love any advice or insight. Thanks.

I am currently buying a 3 BR 2 Bath home in Seaside that we intend to use some as our vacation home and rent out as a short term vacation rental. I've done a bit of research and found that Cannon beach has the most restrictions as they only let you rent it out every 14 days. Homes in seaside get rented out the most because of easy access from Portland and Washington and the fact that it's so desirable with shops and restaurants and beach access within walking distance. For a full service management company there are two that I know of Oregon Beach Vacations. or Seaside Vacation Homes which only deals with places with a river or ocean view.
Both of these companies have their own maintenance crew and full service cleaners that provide bed linens and towels and will launder them at an offsite facility. They also provide and restock shampoo/cond. for guest use and all soaps, detergents, TP, garbage bags, etc... for the home.
You can get more info at city of seaside website and talk to Debbie at City Planning to get filled in on all the rules. (to find the number you can rent to it's 3 people per number of bedrooms with a max of 10 people over age 3 unless you have fire sprinklers installed. Also you must have paved off street parking space for each bedroom you have (no gravel). For $85 you can have a pre-inspection done to see if the house would be approved for short term renting.
If you really want a place with a view or partial view but want to spend less than what Seaside has, you might want to consider Lincoln City, Oceanside or Rockaway.
It's hard to find a home inspector in Seaside so I found a great guy in Beaverton that was willing to go out there twice for us. He also does Radon testing and sewer Scoping with video and his prices are good. Oregon Home Inspection Pros - Scott Bybee.
