How to wholesale a 7 unit apartment building?

I think I have found a good deal but I am a budding investor so I want to make sure so I don't waste any ones time.  My question is, if you were a buyer what exact information would you want a wholesaler have before they even brought the deal to you? Any other tips would be appreciated.
