1031 exchange of my rental property

I have a section 8 tenant in my rental property that has not signed a lease but I guess is still under the original lease umbrella. My question is if I want to do a 1031 exchange to buy another home for myself how do I start? Thanks in advance.

@Tia Jeffries, The 1031 is not going to cause you to change your marketing at all.   The 1031 will start with the closing of the sale of your property.  So you will use all of your normal professionals.  And I would suggest a realtor specialist in subsidized housing.  You may even be able to find a buyer nosing around the boards and areas where sec 8s are advertised.  

They're nothing to be scared of.  My best renter ever was a sec 8.  She had one side of a duplex and her brother rented the other one.  Never missed a payment from her or the state.  Him I had to evict.  Go figure.
