Structure Offer on Multiple Homes Purchase

Hello BP family! Lets get right to it. I got a message about a seller wanting to sell 6 properties for 300k here in Columbus, GA. I have not called her to hear her motivations yet, but I feel that's what I need to structure my offers. I don't PLAN on putting any money into this deal before assigning over to my end buyer. 

I honestly don't know where to start. Each property is carrying a mortgage, 4 are occupied, and 3 accepting Section 8. She sent me a nice excel sheet with her balances, mortgage payment, interest rate, and rents.  I think I've been focused on creative financing so much that I just might actually have that "analysis paralysis".  Could this be a cash deal? Or does it need to get more creative?
