Need Tips on buying a home cash then refinancing.

Hello. I'm doing my first cash purchase in order to get a better deal. I plan on refinancing it once I aquire the property. to get most of my money back. Do you all have any tips on doing this? should I put the property under my LLC? do I have to wait to refinance? are there any technicalities I should be aware of? please advice! thanks
