Beginning in Commercial Real Estate

Hello everyone, 

First and foremost i'd like to thank you for both welcoming me here on your forum and for reviewing my post. I'm writing because I'm interested in exploring investment opportunities in commercial real-estate. I currently live in Connecticut and work as a medical device representative. I have saved 40K to invest into real estate, but do not have a brokerage license. From what I understand from CT state laws, a license is required to lease out commercial property. My question is, without a brokerage license, is it worthwhile to invest in leasable commercial property? I'm confident that I can secure the necessary financing to both purchase and renovate a commercial property, but do not want the ROI to be compromised by having to hire a Broker. The real estate market in CT offers some incredible investment opportunities coupled with incredibly low interest rates on mortgages. Without a license, am I still able to sensibly capitalize on this opportunity?
