First rental property purchas

Hello all!

I just wanted to get some advice here...I paid off my home mortgage this month and am now ready to invest in another property for rental income.  This problem is..I live in the DFW area and the market has pushed prices up rather high, along with increased demand which makes it harder to sweet talk sellers into selling at a lower than market price.  Can you still make a profit in this market on rentals?
