need to stay organized

hey guys- sorta new to the bigger pockets family, but its been awesome to listen to all the podcasts. I have 12 rentals and I haven't done a great job of using software (other then quicken) to track rent, expenses, etc. Is there a software/company out there you would recommend that will help me stay more organized, as well as maybe even send reminders to tenants about rent coming due, etc? Thanks a bunch.

I began playing around with Roof a few months ago. It seems to be relatively new, haven't found many people talking about it, but it's great so far. You can collect rent, do all your accounting, chat with your tenants all in the app. You can also get requests for maintenance (though haven't had any of those yet, fortunately, so I can't comment on how that works). It is $2/mo for each tenant you have, though they've got a referral code system to get some tenants for free—or all of your tenants free potentially. Although after using it some, the full price would seem completely worth it to me, which I probably wouldn't have said before. Also, excellent iPhone app that's great for just keeping up with messages from tenants or seeing which payments are missing. Overall easier to use and a lot cleaner than Appfolio or Cozy which I was using before.
