Coquina Key - St Pete

I'm an agent and investor out of Atlanta looking to buy in St Pete this year. Coquina Key appears to check all the boxes for me. Can anyone give further info on how the rental and tear-down market is doing there?

I'm bumping up this thread after visiting St Pete last week. I'm seeing Coqunia Key make the changes that are vital for strong appreciation. 

The other area that caught my eye was out Central Ave towards the beach. Once the bars end it becomes more of a warehouse district but that is likely to continue to feed growth in that area. 

My one complaint is I can't seem to find any small condos that aren't 55+. I'd love to pick up one just to have a crash pad while we are down there. There is certainly a large supply in Old Northeast but none appear to be for sale. Does anyone know of off-market deals?
