Hello all!

I've recently discovered BiggerPockets, I only wish I had discovered this a couple years ago. 

I am from Los Angeles, California and am planning on making an investment in the Las Vegas area. If there are any experienced Las Vegas investors reading please give me your thoughts on the rental market. I am looking for general tips and areas I should focus on. 

Depending on the deal I may have up to $50-60k for a down payment. Which leads me to my last inquiry, is this enough for a duplex/multifamily or should I stick to single family homes?

I'm in the process of doing the same thing in Vegas/Henderson area. I'm looking for a condo or SFH but I keep getting outbid by all cash buyers. I'm not an experienced investigator but thought I'd share my frustration with the real estate market in Vegas. There is low inventory and sellers with property under $200K are getting multiple offers within one or two days of listing their property. Some buyers are submitting offers without even viewing the property.
