Commercial refinance question/Land contracts

I am working through this at the moment and running into a few "No's" by the bigger banks.  Curious what some of the feedback is or if i have other options that i havent thought about. I have a few properties where I have paid down over 40-50% of the value of the homes.  Some of them are on land contracts. Ive never refinanced a land contract. Can i refinance multiple land contracts into a single cash out refinance so i only have one loan? If so how long do i need to own the properties for? Lastly, can I just take the refi cash and purchase multiple different properties from different owners into one big deal as a commercial deal?
