Looking to Sell 2 for 1

Greetings BP members,

I'm looking to sell 2 properties and obtain a 2nd mortgage on a SFH.

Here is the breakdown in a nutshell:

1 out of town SFH rental, used to be my primary.

1 out of town Quad-plex, investment property per a business loan.

It is hard to manage from out of town, want to start over with RE in my new town.

However, I need a primary SFH in new town, tried of renting. Job relocation is the reason I'm in new town.

Anybody got any good ideas or been in this situation?  Should I refinance?  What should I do?   I really want to get rid of the 2 out of town investment properties.  They are vacant right now and I am looking for new tenants.

Thanks!  I'm open to suggestions.  Hopefully, this is not to confusing.
