Agreement forms or paperwork

I've been learning a great deal and have taken action on what I can for now. Here's where I am in the process. I managed to cultivate a good relationship with a private lender who is willing to work with me. The person is new to this just as I am. I found a property (REO), ran some numbers, put in an offer. Here are my questions and please bare with me as I don't know Jack for real.

1) what is a proof of fund? 

2) Is there a specific type of contract / paperwork to sign between me and the lender? 

3) After I do the title Search and inspection, get into contract, get the check close the deal, fix it up list it up in the market, sell it make money. Is that all there is to it?
