Potential multiple SFH deal.

I had an investor contact me who has 48 SFH’s he is wanting to sell. Some are rented some need a lot of work. I am meeting with him tomorrow to find out more info and what he is looking for as far as a sale price. My concern is that the rents in my aria are between $500-650. Not sure if there is any way to make money on the deal. I am looking for input on thoughts ideas and questions that need to be asked. I don’t have any rentals. I have been flipping homes and would like to get into rentals but the low rents seem like it would be hard to make money. What do you all think?
