Trust agreements when flipping

Hello,

I wanted to get some input regarding trust agreements and how we could use it when flipping properties. We would be doing JVs with investors who will gap finance our rehab deals, so we will be using hard money plus these investors. Now, how could we provide that extra security to our investors as having the property as a collateral? Is a trust agreement commonly used for this? How would that work?
