buying foreclosure with FHA - FHA property guidlines?

Hey all! 

I'm looking at buying a fixer upper with an FHA loan - either short sale, foreclosure or something dated and under priced. My question is what are the FHA guidelines for the property to be livable pertaining to a foreclosure? Also, will my realtor have access to foreclosure listings? I assume they show up on MLS.
