Help selling a property

Hi, I'm trying to sell a duplex and would like your thoughts. I am feeling the pain of over-paying for the property in 2006 and the market here has not recovered to the level I purchased it for.

I've received mostly low-ball offers from investors. I want to sell it to purchase SFHs, as they are easier to rent and bring a better return in my area.

My biggest concern when buying the property was that it would be hard to sell and only investors would be interested and I was right about that.

What ideas do you have to help make the property sell? Any help would be great thanks.
