Funding, looking for partner. Advice on course of action

I have a property and am looking for a financing partner to do gap funding with. Should I post the opportunity in the marketplace? Under financing? Or just post the property in the Marketplace and see if anyone wants to partner with me? I am currently in negotiations with the seller but haven't closed the contract yet because the owner wants me to have financing in place first. The property in on the MLS so I'm hesitant to post the deal and then have someone undercut me. What should I do?
