NEED HELP - 2 units added onto a SFH without permits

Hello,

I am in talks with a homeowner willing to provide seller financing to me on a SFH where 2 units were added on without permits 22 years ago. There are long-term tenets currently in place and the seller is willing to hold the note for 15 years. I am concerned about being able to insure the property, as well as other issues I may not even be aware of.

My question is, what should I be concerned about, as I have never been through something of this nature before? Any advice would be helpful. Thanks!
